Suburban Shopping Centre on Auction

In2assets will be auctioning two shopping centres, in Isipingo and Phoenix, on March 23 at 11 am. The live, as well as online, Auction Sale, will be held at Mount Edgecombe Country Club on Wednesday (March 23).

The property is in the established suburb of Lotus Park, which forms part of Isipingo Township. The township of Malukazi is positioned within walking distance from the shopping centre. It is conveniently close to the M4 and N2 with swift access to Durban CBD. The area has railway, bus and taxi terminals linking to the Isipingo and Durban CBDs.

The property at 41 Egret Crescent, Lotus Park, Isipingo, has a gross building area of approximately    4 300 m², and comprises the ex-SPAR retail centre, with line shops and storage facilities. The ground floor has eight shops. The first floor has the large retail area with supporting departments (butchery, bakery, cash offices), as well as eight smaller shops at the entrance. The rooftop is an open parking area with 2 tenants at the corners. The property has parking for a 138 motor vehicles.

“The centre previously accommodated national retailer Spar for over 27 years, serving the surrounding local communities as the only major shopping centre in the area. In July 2021, the shopping centre was closed at the beginning of the KZN Riots. “As per an engineers report the property is intact and the building structurally sound. The property is being sold as is,” says Virend Deonarain, who is handling the sale.

29-47 Shortbridge Place, Stonebridge, Phoenix, comprises a double-storey building with six shops on the ground floor and a factory and offices on the upper floor. The property accommodates 10 tenants, some of which have been occupying the property for over 30 years. The property currently generates a monthly rental of ±R103 000.00 from tenants who have leases in place. “This conveniently located community shopping has catered to the surrounding residents for over three decades. It is close to the main hospitals of Phoenix and as such would work as a medical centre,” says Deonarain.

Stonebridge is on the outskirts of the Phoenix Township, between the suburbs of Phoenix Industrial Park and Mount Edgecombe. There is quick and easy access in and out of the suburb. Amenities such as medical services, police stations, schools, community halls, and public facilities are available in the area. Bids can be submitted remotely via the In2assets online bidding platform https://auctions.in2assets.co.za accessible from PC or by downloading the In2assets App from the Google Play Store or App Store.
